In every aspect of building a home, the objectives are to maintain quality workmanship and achieve complete customer satisfaction. I welcome the challenge of these objectives by participating in every step of the process, including the selection, inspection, and management of each trade involved.

As a hands-on builder, I will provide you with proactive guidance through every part of the building process, including:

 

 

 

Lot Section – (Land Acquisition) I am certainly willing to help find the perfect location for you and your family to live. I also know many great realtors that would be very happy to help you as well. Most often there will be several properties available of my own that could be just right for you.

Financing - Just like each home and home owner is unique, each financing situation is unique as well. I can advise you with this important step of the process, as well as recommend a number of preferred financial lenders that I have worked with in the past.
Estimating and Pricing – With some general information on the property, size, scope, and finish-out of the home, I can provide you with an estimated price range and a full set of preliminary specifications for your home.

Lot Evaluation – This step is achieved by placing the future home in the optimal place on your lot to maximize its best function. A full tree and topography survey can be very useful to establish the best possible placement to meet your needs as well as the budget established in the Estimating and Pricing step.

Architectural Design – The creative process of designing a unique home to your personal needs, and budget restraints, can be a very challenging. There are a number of talented architects, and designers in the Austin area. I will work with you to find the architect that is the best fit for what you want, and need out of your home and budget.

Engineering – After the architect has finished the design and overall lay out, engineering the plans will ensure that the home will be structurally sound. Taking into account the soil content, slope of the land, and support needed to sustain weight loads will require plans from a structural engineer for both the foundation and the framing.

Documents – Finalize all pricing and specifications with a construction contract between you the homeowner, and JB Wade Custom Homes.

Funding – Finalize all construction interim financing with your lender through a title company of your choice.

Permitting and Approvals – I will submit, and be held accountable for all governing agencies such as Home Owners Associations, Architectural Control Committees, Municipal Utility Districts, County permits, and any required, and or requested city and 3rd party inspections.

Timelines – A completion date will be established by taking into account the size of your future home, and the complexity of the build out. Relying on my experience, and knowledge I am confident I will stay on schedule, and produce a high quality home in a reasonable time frame.

Construction and Management – All client updates, reports, pricing, specifications, and trade relations will be handled directly with the owner of JB Wade Homes.

Interior Design – This step includes, and not limited to the selection of flooring, paint, appliances, fixtures, glass, roofing, and masonry. We will develop a conceptual plan of what you envision for your home, taking into account your style, needs and wants, as well as your functional, and budget requirements. We will then find the most well suited items the market has to offer to create that vision.

Home Owner Orientation – At this time a home owner walk through with the owner of JB Wade will be performed. This will include, and not be limited to a full punch list completion of all quality items of concern, as well as a full mechanical orientation of how the entire house works.

Warranty - This very important aspect of the process consists of 10 years on the major structural integrity of the home, 2 years on the main mechanical systems, and 1 year on any workmanship and material defects.
